Lake Winnipesaukee Market Conditions as of 4/13/14
There have been 23 sales of Lake Winnipesaukee homes with owned waterfront so far year to date, according to the Northern New England Real Estate Network. (January 1, 2013 - April 13, 2014)
In 2013, by comparison, there were 15 closed sales in this timeframe with an average selling price of $913,400 and a median selling price of $785,000.
The average selling price so far in 2014 is $1,015,225. The median selling price so far is $775,000. The average number of days on market was 212.
Our office was involved in a number of the Lake Winnipesaukee home sales year to date in 2014, including 75 Pleasant Street in Meredith and 99 Cottage Road in Moultonborough. Congratulations to Rod Donaldson and Pam Tozko!
75 Pleasant Street, Meredith was listed for $609,000 and closed for $595,000.
75 Pleasant Street has 4 bedrooms 21/2baths, a single car detached garage and fieldstone fireplace. It is also within walking distance to the very popular Meredith Village shops and amenities. It has a total of 2,356 square feet.
99 Cottage Road, Moultonborough was listed for $672,500 and sold for $638,600.
This quintessential year round cottage has 3 bedrooms, a screened porch, fireplace, and a lovely sand beach on .67 acres. 99 Cottage Road has 1929 square feet. As Sellers have lowered their prices in response to market conditions in the past year, many homes are now selling closer to the current listing price, in my opinion.

These 6 highest selling prices range from, $1,885,000 for 51 Edgewater Drive in Moultonborough to $2,258,000 for 83 Spindle Point in Meredith.
Only 2 of these 6 highest priced sales closed in March or April of this year, those being Hopewell Point Road, in Alton and 51 Edgewater Drive in Moultonborough.
278 Edgewater Drive in Gilford had the next highest selling price so far this year, at $1,375,000.
Moultonborough Leads in Closed High-End Lake Winnipesaukee Sales so Far this Year.
3 of these sold or contingent homes are in Moultonborough. The remaining 3 are in Alton, Meredith, and Wolfeboro. (Last year Alton had the highest total volume of sales at the end of the year, while Moultonborough lead in highest priced sales through April 13th of 2013, as well as 2014. 34 Boathouse Road and 62 Sticks and Stones Road being the highest priced sales. Our firm was pleased to have represented buyers and/or sellers in both of these transactions. At the end of 2013 Alton, Meredith, and Moultonborough had the 3 highest priced sales.
