Why Moultonborough Toy Box Owners Buy and Love Toy Box - Open Houses this Weekend April 27th and 28th 1-5 PM

Since the pandemic, cost of land in our beautiful Lakes Region rose sharply, sold quickly, and became scarce. Non-waterfront esidential lots, in towns such as Gilford, doubled in one year. Even some Winnipesaukee multi-million dollar homes doubled in selling price in one year.

Waterfront owners and second home owners began spending much more of their year in our area. The need for climate controlled space that was an extension of their home for luxury collectibles, boat paraphernalia, race cars, RV's and the like became necessary.

Here’s the thought process some Lakes Region home owners went through deciding whether to buy or build.

First their requirements for the space:

Many of the buyers have homes within 3 miles of Winni Toy Box, right on the water in Moultonborough, so they were looking for buildable space that Shoreland development restrictions prevent on existing parcels.

These were common requirements:
10 minutes or less from their home
Interior uses:
Storage for car
General storage
Mezzanine – office, entertainment, etc.

Building the space
Initially many thought they should build so they looked at land parcels in Moultonborough within the distance required.



Location – They did find locations suitable to build.  The price for property was at minimum somewhere in $150,000 range. Several were tear downs.
Site prep cost whether empty lot or tear was in the $40,000 range
Design, permitting and architecture cost in the range of $35,000.
Finding a General Contractor they'd have confidence in meant a nine months to a year before they could start.  That means a 18-24 month wait until it was built.
Construction cost looked like $200,000 – 250,000 for 1,000 SF.
Then they asked themselves how much of their time would have to be committed over the 18–24 month time frame.  They estimated 300-400 hours.  A decent amount of time to commit.
Overall, somewhere in the $450,000+ range, with extensive work, and 18+ months off.  And then there’s the consideration of resale.  They believed an association of owners at a centralized commercial location, directly abutting residential properties, would command a higher resale.  So they looked at Toy Box.

Toy Box:
Experience building this type of facility – 3rd Toy Box of steadily increasing quality, not including the Laconia Municipal Airport Hangars, which this builder also built.
Quality. They already knew the quality from looking at other Toy Box developments by this builder.
Ease of maintenance.
Small Community of 13 units.
Very low Moultonborough taxes.
High efficiency heating and cooling.
Floor – set up for stacked car storage.
Move in ready.

Personal considerations: They like being in a community.

Moultonborough and Meredith NH Winnipesaukee December 2020 Waterfront Statistics

West Side of Lake Winnipesaukee in NH

The desirability of the west side of Winnipesaukee is apparent in this photo of the waterfront by Lagos Restaurant and The Inn at Bay Point.

The desirability of this side of the lake is also apparent when looking at a snapshot of the Lake Winnipesaukee Moultonborough and Meredith December Statistics.

The low inventory on Lake Winnipesaukee is at a record level. It is hard to believe the numbers.

Lake properties have even sold, sight unseen, above listing price, with the inspections waived. It is not a market I would have believed if I was not in it myself.

*As of December 8, 2020 there were only 5 (five) Moultonborough residential properties with owned Winnipesaukee waterfront. Moultonborough has more waterfront than any other town on the lake so its stark inventory is staggering.

The average number of "Days on Market" for these Moultonborough listings as of December 8 was only fifty-eight (58). The high number of “Days on Market” was one hundred and forty-nine (149). The low number of "Days on Market" for these listings was 17 (seventeen).

Moultonborough and Meredith often share a similar pool of buyers as they are abutting towns. As of December 8, 2020 there were only 2 (two) active Meredith residential properties with owned Winnipesaukee waterfront. The high number of “Days on Market” was 97 (ninety seven). The low number of “Days on Market” was 12 (twelve). Both average and median number of “Days on Market” for these listings was 54.

It will be interesting to see in if the listing trend is up or down in January 2021!

If boating regulations, including speed limits are followed, this will go a long way to help keep wildlife safe on Winnipesaukee.

Common courtesy for other boaters and and respect for the lake is critical in the long term survival of the lake.  With extraordinary warm weather and low gas prices the lake has been more inviting to boaters this summer.  By educating ourselves on practices to keep the lake clean, we can keep the lake beautiful for future generations.

In an election year, why not ask your candidates what they intend to do to help keep NH's lakes clean?  

The New Hampshire Department of Environmental Services and the New Hampshire Lakes Management and Protection Program  need very strong support from the legislature to do their job well and to keep our New Hampshire lakes and ponds healthy.  


Water conservation is a related issue that is especially important in drought years, such as 2016. Water Conservation Practice Fact Sheets can be found on the NH DES website regarding water conservation. The Fact Sheets WD-DWGB-26-18 - WD-DWGB-26-23 are especially helpful for homeowners.  Arsenic and bacteria levels can change in years that parts of drinking wells that are usually submerged become dry.  Ask your water or well company for information on water testing.

Are you originally from here? What brought you the Lakes Region?
It's beautiful. My husband's grandparents lived up here and we wanted to get out of the city. You come to visit a summer home and you kind of get attached.

What was the driving force behind starting your business?
I wanted to do something for myself, have my own shop.

Do you have a business philosophy.
Drink good beer.

What separates you from other similar businesses in the area?
There aren't any similar businesses right now, so I am pretty unique to this area.

What would you like potential customers to know? Anything new for the future?
There are always new things going on, new events. Winter and Summer beer fest are happening. New beers are coming in every week. Our soap line is expanding.

What do you like to do in your time off?
Work (laughs). I don't have a lot of time off.

We have been here for six months. We bought the old building, tore it down and built this one.

Where do you live in the Lakes Region?
We live in Effingham on Province Lake.

What drew you to the Lakes Region if you weren't originally from here?
I'm from the area.

What was the driving force behind starting your business?
I had studied art at the University of New Hampshire and sat in on classes at the Art Institute on Commonwealth Ave in Boston, where my brother was studying. I had owned my own businesses for thirty years and then my wife, Alice, (of seven years now) saw my art and encouraged me to get back into it. I am glad she did. We sold the business and built the studio.

What would you like potential customers to know?
My art is here to enjoy. Each one tells a story, but it is here for everyone to enjoy.

What do you like to do in your time off?
My wife and I enjoy history and traveling. We have done mission work in Honduras and Haiti. I have traveled to Russia and Israel. I belong to the Rotary and we believe in giving back.

What are your top reasons why someone should vacation in the Lakes Region of New Hampshire?

  1. It is a bubbly place. You can meet people from all walks of life. I have met people from Russia, England, and more. You can sit outside at a coffee shop and talk to great people.
  2. The art community here is expanding; more art studios are opening in Wolfeboro; more art events like Art Walk and Paint Wolfeboro are happening than ever before.
  3. The lakes and you are close to the mountain and to the ocean.

How long have you been in business?
We opened on June 1, 2015.

How long have you lived in the Lakes Region?
All my life! I grew up in Wolfeboro and graduated from Kingwood. I did go away for awhile (chuckles), but I came back. (Katie attended the University of Rhode Island and received a BS in elementary education. She later attended Johnson and Wales for baking and pastries.)

What is the driving force behind starting your business?
The bakery allows me to combine my creativity along with my love of helping people. People with disabilities may face a unique set of challenges, but they also have incredible talents and skills to offer. There aren't a lot of employment opportunities for them in the community.

What is your business philosophy?
A workplace where employees can use their individual strengths, get help when they need it and don't have keep to a breakneck pace. A worker of any ability level would like that.

What would you like potential customers to know? Is there going to be a new product for your business in 2016?
Wedding cakes! We do wedding cakes.

What do you like to do in your time off?
(laughs) I have no free time. I am heading up to Kingswood today for career day. There is always something to do.

It will be 22 years on July 1st.

How long have you lived in the Lakes Region?
22 years; I moved here to open the shop.

What drew you to the Lakes Region, if you weren't originally from here?
I wanted to open a book store, so I crisscrossed the state looking for a small community that could support a bookstore. I fell in love with Wolfeboro. I am originally from Upstate New York but spent time in California and was living in Connecticut when I decided to open the business!

What was the driving force behind starting your business?
I was an English major working in the corporate world and I was not happy. I went to a seminar and they asked us to write what would be on your tombstone and I thought only, here lies Karen. Then they asked what we wanted to be written and I knew I wanted more. A friend gave me the book, Do What You Love and The Money Will Follow, so that's when I decided to open my own business.

What is your business philosophy?
Books are like food for the brain. If you help someone learn to enjoy reading, you give them the world.

What would you like potential customers to know?
We are here seven days a week and we serve locally roasted coffee and locally baked pastries. We are always willing to do special orders.

What do you like to do in your time off?
I love to read and spend time with friends. I love going out to eat and, of course, I love to read.
