Lake Winnipesaukee Market Conditions January 1, 2008 through October 31, 2008 versus January 1, 2009 through October 31, 2009

Some of my predictions for Lake Winnipesaukee real estate sales for the second half of 2009 have already become true. For instance...there are more pending and closed Lake Winnipesaukee real estate sales over $3,000,000 than there were during the same time period last year (January 1, 2008 through October 31, 2008 versus January 1, 2009 through October 31, 2009),

For this same time period, there were 63 Lake Winnipesaukee waterfront real estate sales in 2008 and 64 sales in 2009. The highest price sale for this time period in 2009 was $6.5 million versus a highest sales price of $4.1 million in 2008. The average sales price in 2009 so far has been $1,125,478 versus $1,272,458 for this same time period in 2008. There has been a dramatic upswing in sales prices so far for the second half of 2009. The sales during the first half of the year were primarily below $1,000,000. If the pending sales are an indication of how 2009 will continue, it looks as though the dramatic upswing in sales prices for the second half of the year will continue. The second half of the year will have an unusual number of the highest end sales, even if all of the pending sales don't close this year.

Lake Winnipesaukee Waterfront Market trends from 01/01/2009-06/28/2009 versus 01/01/2008-06/28/2008

In the first 6 months of 2009, between 01/01/2009-06/28/2009, there have been 28 Lake Winnipesaukee waterfront residential sales. (Not bad for predominantly second home statistics in a down economy).

The median selling price for these Lake Winnipesaukee waterfront homes, in the above- referenced time period, was $760,500. The average selling price was $856,990. The average number of days on market was 128.

During this same time period in 2008, there were 31 Lake Winnipesaukee waterfront home sales. The median selling price during this time period in 2008 was $1,460,000. The average selling price was $1,447,672. The average number of days on market was 148. *

The number of days on maket are slightly fewer this year. The median and average selling prices are down significantly in the first half of 2009 versus 2008, but, in my opinion, that is partly because the number of Lake Winnipesaukee waterfront properties on the market this year, which have less square footage, and which are on canals or narrow waterfrontage, and which are both listed and assessed at under $1,000,000 is a far greater number than last year.

We obviously don't know the statistcs for the second half of 2009 yet. Let's take a look at the second half of 2008 and see if we can predict anything for the second half of 2009. From 06/29/2008 to 12/31/2008 there were 46 (forty-six) Lake Winnipesaukee waterfront residential home sales. The average number of days on market for the second half of 2008 was 230. The average selling price during this time period was $1,040,457.

The median selling price was $786,000. The median selling price for the second half of 2008, therefore is almost exacly the same as the first half of 2009.

With recent high end activity greatly increased in June 2009, my prediction is that the median selling price for the second half of 2009 will be higher than 2008. I also predict that the number of Lake Winnipesaukee waterfront sales over $3,000,000, will be approximately the same as the number of sales over $3,000,000 in 2007 and 2008. (There were a total 5 (five) Lake Winnipesaukee Waterfront home sales over $3,000,000, in both 2007 and 2008.)

"SOLD PENDING AND CONTINGENT LAKES REGION LAKEFRONT SALES LISTED AT $3,000,000 OR MORE IN 2010"

Regarding $3,000,000 plus SOLD, PENDING AND CONTINGENT sales on both Lake Winnipesaukee and Squam Lake this year:

1) The Squam Lake waterfrront land sale on High Haith Road that closed for $3,600,000 was listed at $4,500,000. Wolfeboro NH Property | Lakes Region Real Estate Trends

2) The 68 Sewall Road home on Lake Winnipesaukee in Wolfeboro closed for $4,250,000 and was listed at $4,900,000.

3) The 140 Alpine Park Road Moultonborough Winnipesaukee waterfront new construction sold for $3,800,000 and was listed at $4,295,000. (The builder paid $2,200,000 for the lot two years ago.)

4) 46 Rocky Winds, Moultonborough sold the week of 05/10/2010 for $3,900,000 and was listed at $4,295,000. (The Builder paid $1,525,000 for the land in 2006.)

5) New construction - 45 Swan Point Road, Moultonborough sold for $3,150,000 on 06/25/2010. I represented the Buyer in this transaction. The Seller paid $1,250,00 for the land on 04/15/2008.

6) New construction - 48 Caitlin Estates Road, Moultonborough is pending. I represent the Buyer and Seller in this transaction. The Seller paid $1,412,000 for the land.

As of July 25, 2010, regarding Moultonborough Lake Winnipesaukee home sales that closed above $1,000,000 in the past 365 days:

All Lake Winnipesaukee Moultonborough sales that closed above $1,350,000 in the past 365 days were homes built in 2000 or later.

These newer Lake Winnipesaukee Moultonborough homes all sold between $2,000,000 and $4,000,000 and were primarily new, or like-new, 3 yr. old construction construction (with one exception, Iriquois was built in 2000, had 200 ft. of waterfront, all sand beach, and sold for $2,250,000) Please see below all of the Moultonborough Lake Winnipesaukee homes that sold for more than $1,350,000 in the past 365 days.*

The 3 Moultonborough sales in the 365 days prior to July 25, 2010, that closed for over $1,000,000, but below $2,000,000. These Moultonborough Lake Winnipesaukee homes had between 200 and 315 ft. of waterfront, and all closed for $1,350,000 or less.

1) 124 Beede Road had 304 ft. of waterfront, sand beach, a 1996 home with 3594 SF. It sold for $1,198,000.

2) 50 Cook's Point, located in a prestigious area of homes in Kona, was a 2008 home with 4200 SF. It was just completely gutted nearly completely renovated. It had beautiful views, was sited on .5 acres, and had 200 ft. waterfront. It sold for $1,150,000.

3) 31 Matz Lane had 315 ft. of waterfront, sandy beach, boathouse, long southerly views, 3738 SF home built in 1981 and was sited on 2.4 acres. It sold for $1,350,000. It was originally on the market 3 years ago for over $3,000.000.

Alton, NH - Lake Winnipesaukee Market Conditions

In Alton in 2008 the median selling price for Lake Winnipesaukee real estate was $1,231,250 and the average selling price was $1,125,938. In 2009 the median selling price for Alton Lake Winnipesaukee real estate was $425,000 and the average selling price was $634,567. 13 of the 15 Alton Lake Winnipesaukee homes that sold were BELOW $1,000,000, quite a startling statistic. The only Alton lake Winnipesaukee home above $1,000,000 which sold in 2009 was 107 Clay Point, which sold for $3,200,000 (and was offered at $3,350,000).The average number of days on market in Alton was 166 in 2009 versus 232 in 2008. In 2008 5 of the 8 Alton Lake Winnipesaukee homes for sale, actually sold for above $1,000,000. To sum up these alton Lake Winnipesaukee statistics, selling prices were higher in 2008, while total number of homes sold almost doubled in 2009.

in 2009 there were 8 Gilford, NH home sales on Lake Winnipesaukee. The median selling price of Gilford Winnipesaukee homes sold in 2009 was $1,537,500. The average selling price of Gilford Lake Winnipesaukee homes sold, was $2,561,667. The highest selling price was $6,500,000 on Governors Island and the lowest selling price was $850,000 in Gilford, NH. The average number of Days on Market was 297.

In 2008 there were fifteen Lake WInnipesaukee homes sales in the town of Gilford, NH. The average selling price for Gilford Lake Winnipesaukee homes in 2008 was $1,329,571 and the median selling price was $703, 500. The highest selling price in 2008 was $3,770,000 and the lowest selling price was $410,000. The average number of Days on Market in 2008 was 154 for Gilford Lake Winnipesaukee homes. *

The Town of Laconia, NH saw its Lake Winnipesaukee Waterfront home sales sales double in volume! Yes...In 2009 there were twice the number of Lake Winnipesaukee home sales as in 2008. Could more good news be coming in other Lake Winnipesaukee towns? But back to the town of Laconia....In 2009 there were 8 Lake Winnipesaukee waterfront homes that were sold compared to only 4 Lake Winnipesaukee Laconia, NH homes sold in 2008. The median selling price for Laconia Lake Winnipesaukee waterfront home sales was just slightly down in 2009 to $481,250 from $527,500 in 2008. *
