Being a glacial lake, rocky Winnipesaukee shoreline is more common than shorefront with sand beaches. The current balance of beaches, rocky shoreline and wetlands is sufficient to keep Lake Winnipesaukee healthy for wildlife to live and people to enjoy. While natural beaches are sought after, depositing sand  into Lake Winnipesaukee to create a beach  is illegal.  To many, depositing sand into Winnipesaukee  seems innocent enough, but it can cause infinite damage to the lake.

The biological damages of depositing sand into Winnipesaukee are among the most disturbing. It can smother bottom dwelling algae and invertebrates and disrupt the food chain by eliminating food necessary for fish to survive. Deposited sand can also destroy nesting and spawning sites for fish.

If clay is present in the deposited sand, chemical impacts can include decreased water clarity and other problems. As far as NNEREN statistics, on Sunday March, 4th, there were 15 pending and contingent sales on Lake Winnipesaukee, but the average listing price of the Lake Winnipesaukee pending sales was only $955,320. The average price of the contingent sales was $965,767; the average/median days on market for contingent sales was 216/183; the average/median days on market for pending sales was 231/180.

There is one pending land sale on Lake Winnipesaukee.  This waterfront land parcel on Lake Winnipesaukee listed for $949,000 and was the last parcel available in the Powers Road, Meredith subdivision.

It is a challenge sometimes to get real estate clients to look at Lake Winnipesaukee property at the end of Moultonborough Neck Road. Once they arrive at a lakefront property off Moultonborough Neck Road though, they are often enthralled. Arsenic is sometimes found in the ground water in the Lakes Region. It is always a good idea to have a mineral water test as a contingency when purchasing a property, even if you are purchasing Lakes Region new construction and a water test has already been done for a "C.O." (otherwise known as a Certificate of Occupancy). For the Certificate of Occupancy for most NH Lakes Region new concstruction, builders are required only to test for bacteria, not minerals.
